If you live in Bel Marra, you already know the drill on a Thursday night. You either turn south toward Boca or north toward Delray, and which way you turn is usually a habit more than a decision. This September, that habit is worth questioning, because the two directions aren't offering the same thing right now. One side has a discount event running for the entire month with more than fifty restaurants already locked in. The other side has its two most-anticipated fall openings still sitting on "coming soon" with no date attached. Same distance either way. Different amount of certainty.
Bel Marra's location is the whole reason this matters. The community sits in East Boca just north of Yamato Road, close enough to the Boca and Delray line that both downtowns land at roughly the same drive, about 10 to 12 minutes either direction. That's not a marketing line, it's just how the roads work. So the question a lot of households here never really ask is which direction is currently worth the drive, because for years the answer has just been whatever's closer to habit. This month the math actually breaks the tie.
What's Running Right Now, Guaranteed
Delray Beach's Downtown Development Authority is in the middle of its 11th Annual Downtown Delray Beach Restaurant Month, running the full stretch from September 1 through September 30. More than 50 restaurants, cafes and fast-casual spots are participating with prix fixe lunch and dinner menus, happy hour deals and café promotions, all accessible through a free mobile pass. The lineup mixes longtime anchors with some of Delray's newer arrivals: Bourbon Steak, Gabriella's Modern Italian, Le Colonial, Tropical Smokehouse, Deck 84, The Standard Delray, Geronimo Tequila Bar and Southwest Grill, Vic & Angelo's and Elisabetta's Ristorante all show up on this year's participant list. The month also overlaps with Flavor South Florida, a countywide promotion running nearly 100 restaurants across Palm Beach County at the same time, which means September is stacked with deals in a way that doesn't happen most other months.
Frankie Brusco of Gabriella's Modern Italian, one of the participating restaurants, put it simply to the Palm Beach Post ahead of this year's event:
"The DDA welcomed us with open arms when we opened, so we're excited to be part of Restaurant Month again. We're also participating in Flavor South Florida for the first time. It's another opportunity to reach new customers and showcase the dishes our guests love most."
That's the north side of Bel Marra's dinner radius this month: a defined window, a real discount, and a list of restaurants you can actually book tonight.
There's a second layer to what's happening north, and it's not tied to the calendar the way Restaurant Month is. Sundy Village, the seven-acre mixed-use campus that Pebb Capital developed with Gensler at the corner of Atlantic and Swinton, finished its first phase in September 2025 with 100,000 square feet of office space and 30,000 square feet of retail and dining. The restaurants there aren't opening all at once. Barcelona Wine Bar became the first full-service tenant to open, on January 17, 2026, with a tapas menu and a wine list running more than 400 bottles. Maman is set up in a converted cottage on the property rather than a standard storefront. Drinking Pig BBQ was on track to open this September, which means the campus is still adding tables on a rolling basis a full year after that first phase wrapped. None of that is discounted the way Restaurant Month is, but it's real and it's arriving.
What's Still Waiting South
Boca's own 2026 dining wave is real too, it's just at a different stage. Three names already opened earlier this year and are worth the drive on any given weekend. MINŌ Omakase & Sake Bar opened in April 2026 in Mizner Plaza, a 30-seat room with only 10 seats at the counter, built around the concept of shun, the idea that an ingredient is served at the exact moment it peaks. Charm City Burger Co. opened its second location on January 23, 2026, on NW First Avenue, after nearly two years of delays from its original Deerfield Beach spot. Black Star Bakery and Cafe is expanding into Royal Palm Place with its sixth location, built on the same bagels, croissants and espresso lineup that made its New York locations a following.
But the two restaurants that most of Boca has actually been waiting on, Felice and Limani Grill at Town Center on Glades Road, are both still listed as "coming soon" with no firm date attached as of this writing. Felice is the Tuscan concept from SA Hospitality Group, the group behind Sant Ambroeus, built around handmade pastas and a wine program drawn from the founder's own family vineyard. Limani Grill is bringing a Mediterranean seafood menu with charcoal-grilled dishes, first-pressed Kalamata olive oil and Santorini capers. Both are exactly the kind of openings that generate a waitlist the moment they land. Neither has landed yet.
Here's the version of that side by side, because it's easier to see than to describe:
| Direction from Bel Marra | Already open | Happening right now | Still "coming soon" |
|---|---|---|---|
| North, Delray (about 10-12 min) | Barcelona Wine Bar (opened Jan. 17, 2026) | Restaurant Month prix fixe deals at 50+ spots, running through Sept. 30 | Drinking Pig BBQ, more Sundy Village tenants through 2027 |
| South, Boca (about 10-12 min) | MINŌ Omakase (April 2026), Charm City Burger Co. (Jan. 23, 2026), Black Star Bakery | Existing rotation at Mizner Plaza and Royal Palm Place | Felice and Limani Grill at Town Center, no date set |
Read the table plainly and the asymmetry is obvious. North has a full month of certainty attached to a specific date range. South has genuine substance already on the ground, plus two headline names that could land any week between now and the holidays, but nothing you can put on a calendar yet.
Why the Habit Is Worth Breaking This Month
None of this means Boca's wave isn't worth paying attention to. It means the two directions aren't interchangeable right now, and if your household has a default side, September is a reasonable month to lean the other way for a few dinners. If Boca has been the automatic answer, this is the month Delray's discount window makes the drive north pay for itself over a handful of meals, especially with Flavor South Florida stacking on top of Restaurant Month. If Delray has always been the go-to, the three Boca openings that already landed this year, MINŌ's counter seats especially, are worth a night before Felice and Limani show up and the reservation math in that corridor gets harder.
The people who treat this as one continuous dining radius instead of two separate loyalties are the ones who end up eating well in both directions once the season actually turns.
Two Ways to Test This Before the Month Ends
A couple of concrete ways to use what's actually available right now, rather than waiting for the fall crowds to sort it out for you:
- Pull the free Restaurant Month pass from the Downtown Delray Beach DDA and pick one dinner from the list you haven't tried, ideally something like Gabriella's or Tropical Smokehouse, before the promotion closes on September 30.
- Book a counter seat at MINŌ on a weeknight while the room is still 30 seats and reservations are manageable, since that changes the moment Felice and Limani open a few blocks away.
Bel Marra's whole appeal has always been the fact that it doesn't force a choice between the two downtowns. This particular September is just a reminder that "equidistant" and "equivalent" aren't the same thing, and the households paying attention to which is which this month are the ones eating better for it.
If you're weighing what a Bel Marra address is actually worth day to day, not just on paper, that kind of local detail is the difference between a generic listing sheet and someone who actually knows the corridor. The Dana and Mandy Team works this stretch of East Boca every week and is happy to talk through what a specific Bel Marra property, and its neighborhood, is really like to live in.
